CONSIDERATION OF A FINAL PLAT FOR CEDARWOOD ADDITION AND THE ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN, (GENERALLY LOCATED AT THE NORTHWEST CORNER OF CLASSEN BOULEVARD (HIGHWAY 77) AND HIGHWAY 9).

BACKGROUNDThis item is a final plat for Cedarwood Addition and is generally located at the northwest corner of the intersection of Classen Boulevard (U.S. 77) and State Highway No. 9.

 

City Council, at its meeting of January 23, 2018, adopted Ordinance O-1718-24 placing this property in C-2, General Commercial District.  In addition, City Council, at its meeting of January 23, 2018 approved the preliminary plat for Cedarwood Addition.  The Norman Development Committee, at its meeting of January 22, 2020, approved the program of public improvements, site plan and final plat for Cedarwood Addition and recommended that the site plan and final plat be submitted to City Council for consideration.

 

The final plat consists of 5.12 acres and one (1) commercial lot.  In addition, Block A contains a conservation easement and detention pond.  The detention pond is located outside of the conservation easement.  This area will be maintained by the owner of Lot 1.  The proposed commercial lot will be an OnCue facility.

 

DISCUSSION:  Staff has reviewed the required construction plans for public improvements.  Public improvements for this property consist of water line with fire hydrant, stormwater improvements and sidewalks.  Signalization and street paving have been completed.

 

STAFF RECOMMENDATION:  The final plat is consistent with the preliminary plat.  Based upon the above information, staff recommends approval of the final plat, acceptance of the public dedications contained therein and authorization of the Mayor to sign the final plat subject to submittal of subdivision bond/cash surety or the completion and acceptance of the public improvements.
