CONSIDERATION OF AN FINAL PLAT OF A REPLAT FOR VICTORY FAMILY CHURCH ADDITION AND THE ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN, (GENERALLY LOCATED BETWEEN FLOOD AVENUE, HIGHWAY NO. 77 AND 24TH AVENUE N.W. AND ONE-THIRD MILE SOUTH OF FRANKLIN ROAD).

 

Body

BACKGROUND:  This item is a final plat of a replat for Victory Family Church Addition, and is generally located between Flood Avenue (Highway No. 77) and 24th Avenue N.W. and one-third of a mile south of Franklin Road.  The final plat consists of 24.82 acres and one church site.  With the expansion of the building additional parking is needed.  The engineer for the owner has demonstrated the capability of averaging the Water Quality Protection Zone (WQPZ) in order to not infringe on the WQPZ with parking.  The City Development Committee, at its meeting on January 22, 2020, reviewed and approved site plan and final plat of a replat for Victory Family Church Addition and recommended approval of the site plan and final plat to City Council.

 

DISCUSSION:  This final plat is consistent with the approved preliminary plat. The public improvements are existing.  Stormwater will be conveyed to an existing privately maintained detention facility.

 

RECOMMENDATION:  Based upon the above information, staff recommends acceptance of the public dedications, approval of the site plan and final plat and the filing of the final plat.
