BACKGROUNDThis item is a final plat for University North Park Addition, Section XVI, a Planned Unit Development, and is generally located at the northeast corner of the intersection of 24th Avenue N.W and Radius Way.  This property consists of 7.91 acres and one (1) lot.  The proposed use will be a senior living center with independent living, skilled nursing care, a memory care unit with a restaurant and bar.  The City Development Committee, at its meeting on November 20, 2019, reviewed and approved the program of public improvements, final site development plan and final plat for University North Park Addition, Section XV, a Planned Unit Development and submitted to City Council for consideration.

 

DISCUSSION:  The public improvements required of this plat consist of water mains with fire hydrants.  A sanitary sewer main and a ten-foot width sidewalk adjacent to 24th Avenue N.W.  Twenty-fourth Avenue N.W. and Radius Way street improvements are existing.  A sidewalk is existing adjacent to Radius Way.  Storm water will be conveyed to an existing off plat privately maintained detention facility.

 

RECOMMENDATIONBased upon the above information, staff recommends acceptance of the public dedications, approval of the final site development plan and final plat and the filing of the final plat, subject to completion of public improvements or bonding of the public improvements through the concurrent construction process.  The City Development Committee will ensure completion of all required public improvements or bonds and will recommend that the Mayor sign the final plat and bond for concurrent construction.
