CONSIDERATION OF A FINAL PLAT FOR CARRINGTON PLACE ADDITION, SECTION 14, AND THE ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED ONE-HALF MILE SOUTH OF WEST FRANKLIN ROAD AND ONE-HALF MILE WEST OF 36TH AVENUE N.W.)

BACKGROUND: This item is a final plat for Carrington Place Addition, Section 14 and is generally located one-quarter of a mile south of Franklin Road and one-half of a mile west of 36th Avenue N.W.

City Council, at its meeting of June 22, 1999, adopted Ordinance No. O-9899-40 placing this property in the R-1, Single-Family Residential Dwelling District. City Council, at its meeting of September 24, 2019, approved the preliminary plat for Carrington Place Addition. The City Development Committee, at its meeting of November 20, 2019, reviewed and approved the program of public improvements and the final plat for Carrington Place addition, Section 14 and recommended that the final plat be submitted to City Council for consideration.

This property consists of 29.09 acres and fifty (50) single family residential lots and one (1) open space common area. With the previous platting of Sections 1 through 13, there are 468 single family residential lots filed of record. With this final plat, there are nine (9) single-family residential lots remaining and two (2) undeveloped commercial lots.

DISCUSSION: Construction plans have been reviewed for the required public improvements for this property. These improvements consist of water mains with fire hydrants, sanitary sewer mains, paving, drainage, and sidewalks. Additional park land is dedicated with the final plat.

RECOMMENDATION: The final plat is consistent with the approved preliminary plat. Based upon the above information, staff recommends approval of the final plat and acceptance of the public dedications contained therein and authorize the Mayor to sign the final plat, subdivision bonds/cash sureties and maintenance bonds for Carrington Place Addition, Sec...
