CONSIDERATION OF A FINAL SITE DEVELOPMENT PLAN AND FINAL PLAT FOR GRACE LIVING CENTER, A PLANNED UNIT DEVELOPMENT, (A REPLAT OF GRACE ADDITION) AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN.  (GENERALLY LOCATED ON THE SOUTH SIDE OF WEST MAIN STREET EAST OF 48TH AVENUE S.W.)

BACKGROUNDThis item is a final plat for Grace Living Center, a Planned Unit Development (a Replat of Grace Addition) and is generally located on the south side of West Main Street and 630 feet east of 48th Avenue SW. 

 

City Council, at its meeting of April 24, 2018, adopted Ordinance No. O-1718-40 placing this property in the Planned Unit Development.  In addition, City Council approved the Preliminary Plat for Grace Living Center, a Planned Unit Development.  The City Development Committee, on June 4, 2019, approved the final plat for Grace Living Center Addition.  The property consists of 8.59 acres and one lot.  The property will expand the Grace Living Center Facility with an extended stay and physical therapy care facility for rehabilitation including a doctor’s office. 

 

DISCUSSION:  Public improvements for this property consists of water with fire hydrants, sanitary sewer, storm sewer structure and sidewalks.  Based on the fact this property is located in the lower basin of Brookhaven Creek and near the Canadian River, the owners will pay a fee in lieu of detention.

 

RECOMMENDATIONThe final plat is consistent with the preliminary plat.  Based upon the above information, staff recommends approval of the final plat and the filing of the plat subject to the installation and acceptance of public improvements or bonding of the public improvements.
