NORMAN RURAL CERTIFICATE OF SURVEY COS-1718-4:  FOR FULLWOOD/DRAPER ACRES AND ACCEPTANCE OF PERMANENT DRAINAGE EASEMENT E-1718-68.  (GENERALLY LOCATED NORTH OF EAST TECUMSEH ROAD ON THE WEST SIDE OF 113TH AVENUE N.E. - A PRIVATE ROAD).

BACKGROUNDThis item is Norman Rural Certificate of Survey COS-1718-4, Fullwood/Draper Acres, generally located 664’ north of East Tecumseh Road on the west side of 113th Avenue N.E. (Private Road).

 

Norman Rural Certificate of Survey COS-1718-4 for Fullwood/Draper Acres was approved by Planning Commission at its meeting of May 10, 2018. 

 

DISCUSSION:  There is a total of one lot encompassing 30 acres in this certificate of survey.

 

This certificate of survey, if approved, will allow one single family structure.  Private individual sanitary sewer system and water well will be installed in accordance with the Oklahoma Department of Environmental Quality (ODEQ) standards.  Fire protection will be provided by the City of Norman pumper/tanker trucks.

 

The property contains Water Quality Protection Zone (WQPZ) for an unnamed tributary within the Lake Thunderbird watershed.  A private sanitary sewer system will be located outside of the WQPZ.  The required covenants protecting the WQPZ have been reviewed by the City Legal Department and will be filed of record with the certificate of survey.

 

An easement and covenants have been provided to address the WQPZ.

 

RECOMMENDATIONBased upon the above information, staff recommends approval of Norman Rural Certificate of Survey COS-1718-4 for Fullwood/Draper Acres and acceptance of Easement E-1718-68.
