BACKGROUND:  This item is a final plat for Greenleaf Trails Addition, Section 7, a Planned Unit Development, and is located at the southeast corner of the intersection of Tecumseh Road and 12th Avenue N.W.
 
City Council, at its meeting of February 24, 2009, adopted Ordinance No. O-0809-32 amending the Planned Unit Development, PUD, to include a church within the preliminary plat property.  In addition, City Council, at its meeting of February 24, 2009, approved the revised preliminary plat for Greenleaf Trails Addition, a Planned Unit Development.  The Norman Development Committee, at its meeting of August 22, 2014, reviewed the program of public improvements, final site development plan and final plat for Greenleaf Trails Addition, Section 7, a Planned Unit Development and recommends approval.  
 
DISCUSSION:  Staff has reviewed the required construction plans.  Improvements for this property consist of water with fire hydrant and sidewalks.  
 
This portion of the Planned Unit Development consists of 3.76 acres and one (1) commercial lot.  It is anticipated for the development of retail shops.
 
RECOMMENDATION:  The final plat is consistent with the approved revised preliminary plat. Based upon the above information, staff recommends acceptance of the public dedications, approval of the final site development plan and final plat and filing of the final site development plan and final plat subject to completion of public improvements.
 
The City Development Committee will ensure completion of all required public improvements or bonds and will recommend that the Mayor sign the final plat and bonds upon receipt of traffic impact fee in the amount of $20,130.36.
