CONSIDERATION OF A FINAL PLAT FOR MONTEREY II ADDITION AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED EAST OF 12TH AVENUE S.E. AND SOUTH OF CEDAR LANE)

BACKGROUND: This item is a final plat for Monterey II Addition, and is generally located 440-feet east of 12th Avenue S.E. and 1,300-feet south of Cedar Lane Road. This property consists of 13 acres and fifty-five (55) single-family residential lots. The original Monterey Addition final plat consisted of thirty-seven (37) lots. There are sixty-five (65) remaining lots in the preliminary plat for Monterey Addition for a total of 157 single family residential lots upon completion of the subdivision.
City Council, at its meeting of April 25, 2006, adopted Ordinance No. O-0506-16 placing this property in the R-1, Single Family Dwelling District. City Council, at its meeting of April 11, 2013, approved the preliminary plat for Monterey Addition. The Development Committee, at its meeting of August 22, 2014, reviewed the program of public improvements and the final plat for Monterey II Addition and recommended approval.
DISCUSSION: Construction plans have been reviewed for the required public improvements for this property. These improvements consist of sidewalks, water mains with fire hydrants, sanitary sewers, drainage and street improvements. These improvements are under construction. Required park land has been deeded to the City.
RECOMMENDATION: Based upon the above information and the final plat is consistent with the preliminary plat, Staff recommends acceptance of the public dedications and authorizing the Mayor to sign the final plat, subdivision bond/cash sureties and maintenance bonds for Monterey II Addition, subject to completion and the Development Committee's acceptance of the public improvements.
