CONSIDERATION OF A FINAL PLAT FOR CARRINGTON PLACE ADDITION, SECTION 13, AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED ONE-QUARTER MILE SOUTH OF WEST FRANKLIN ROAD AND ONE-HALF MILE WEST OF 36TH AVENUE N.W.)

BACKGROUND: This item is a final plat for Carrington Place Addition, Section 13, and is generally located one-quarter mile south of West Franklin Road and one-half mile west of 36th Avenue N.W.

City Council, at its meeting of June 22, 1999, adopted Ordinance No. O-9899-40 placing this property in the R-1, Single Family Residential District. City Council, at its meeting of January 10, 2012, approved the revised preliminary plat for Carrington Place Addition. The City Development Committee, at its meeting of January 11, 2017, approved the program of public improvements and the final plat for Carrington Place Addition, Section 13 and recommended submitting to City Council for consideration.

This final plat consists of 7.5 acres with nineteen (19) single family residential lots. With the previous platting of Sections 1 through 12, there are 449 single family residential lots filed of record. There are approximately 53 residential lots remaining to be final platted in Carrington Place Addition. There are 502 total lots in the subdivision.

DISCUSSION: Construction plans have been reviewed for the required public improvements for this property. These improvements consist of water mains with fire hydrants, sanitary sewer mains, paving, drainage, and sidewalks. A warranty deed for park land dedication will be required prior to filing the final plat.

RECOMMENDATION: The final plat is consistent with the approved revised preliminary plat. Based upon the above information, staff recommends approval of the final plat and acceptance of the public dedications contained therein and authorize the Mayor sign to the final plat, subdivision bonds/cash sureties and maintenance bonds for Carrington Place Addition, Section 13...
