CONSIDERATION OF NORMAN RURAL CERTIFICATE OF SURVEY NO. COS-1213-4 FOR NICKSAND ACRES AND ACCEPTANCE OF EASEMENT NO. E-1213-14. (SOUTHWEST CORNER OF 120TH AVENUE N.E. AND MARY LANE)

BACKGROUND: This item is Norman Rural Certificate of Survey No. COS-1213-4, Nicksand Acres, generally located at the southwest corner of the intersection of 120th Avenue N.E. and Mary Lane (Private Road). The property is located in the A-2, Rural Agricultural District.
DISCUSSION: Tract A-1 consists of 10.001 acres and Tract A-2 consists of 10.006 acres. There are a total of two tracts encompassing 20.007 acres in this Certificate of Survey. This Certificate of Survey, if approved, will allow the construction of one single family home on each tract. There is an existing structure located on Tract A-1. Planning Commission is scheduled to consider the Certificate of Survey No. COS-1213-4, Nicksand Acres, at its meeting of December 13, 2012. Results will be submitted to City Council separately.
Private water and sanitary sewer systems will be installed for the tracts in accordance with the Oklahoma Department of Environmental Quality standards. Tract A-1 currently has a structure on the property with existing private sanitary sewer system and water well. Fire protection will be provided by the City of Norman pumper/tanker trucks.
Roadway, Drainage and Utility Easement No. E-1213-14 for 120th Avenue N.E. is included with the applicant's documentation.
Tract A-2 will access to the property from Mary Lane, a private road created in 1971. Tract A-1 has existing access to Mary Lane.
RECOMMENDATION: Based upon the above information, staff recommends approval of Norman Rural Certificate of Survey No. COS-1213-4 for Nicksand Acres and Easement No. E-1213-14.
