BACKGROUND:  University North Park Professional Center consists of 7.8 acres and 5 professional lots which are located just south of Tecumseh Road and east of 24th Avenue N.W. and the Shops at Tecumseh Addition consists of 8.37 acres of commercial and industrial development located just south of Tecumseh Road and 2/10th mile west of 24th Avenue N.W. The developer has submitted an easement for a sanitary sewer main located outside of the referenced platted areas for the two previously mentioned developments.

 

DISCUSSION:   Off plat sanitary sewer improvements have been installed as part of the University North Park Professional Center and Shops at Tecumseh developments.  In order to serve these developments, an off plat sanitary sewer was needed.  A portion of the sanitary main was located in existing rights-of-way; however, a portion of the sanitary main was installed on private property and the property owners have donated and executed a utility easement.  The Legal Department has reviewed the easement as to form.

 

RECOMMENDATIONBased upon the above information, it is the recommendation of staff that Easement E-1516-30 to be utilized for sanitary sewer be approved.
