CONSIDERATION OF A NORMAN RURAL CERTIFICATE OF SURVEY COS-1415-7 FOR KOENIG ACRES AND ACCEPTANCE OF EASEMENT E-1415-92. (GENERALLY LOCATED ON THE EAST SIDE OF 120TH AVENUE N.E. APPROXIMATELY ONE-HALF MILE SOUTH OF FRANKLIN ROAD)

BACKGROUND: This item is Norman Rural Certificate of Survey COS-1415-7, Koenig Acres, generally located on the east side of 120th Avenue N.E. approximately one-half mile south of East Franklin Road. The property is located in the A-2, Rural Agricultural District.
DISCUSSION: This certificate of survey consists of 2 tracts. Tract 1 consists of 13.23 acres and Tract 2 consists of 16.81 acres for a total of 30.04 acres. This certificate of survey, if approved, will allow the construction of one single family home on each tract. Planning Commission, at its meeting of June 11, 2015, approved Certificate of Survey COS-1415-7, Koenig Acres.
Private water and sanitary sewer systems will be installed on Tract 1 in accordance with the Oklahoma Department of Environmental Quality standards. There is an existing single-family dwelling on Tract 2 with existing private sanitary sewer system and water well.
Fire protection will be provided by the City of Norman pumper/tanker trucks.
Easement E-1415-92 is a roadway, drainage and utility easement for 120th Avenue N.E. The required easement is included with the certificate of survey documentation.
RECOMMENDATION: Based upon the above information, staff recommends approval of Norman Rural Certificate of Survey COS-1415-7, Koenig Acres and Easement No. E-1415-92.
