CONSIDERATION OF A FINAL PLAT FOR HIPOINT OFFICE COMPLEX, A REPLAT OF BLOCK 5, SMOKING OAK NO. 1, AND THE ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN, (GENERALLY LOCATED AT THE NORTHWEST CORNER OF THE INTERSECTION OF STATE HIGHWAY NO. 9 AND MCGEE DRIVE).

BACKGROUNDThis item is a final plat of Hipoint Office Complex, a Replat of Block 5, Smoking Oak No. 1, generally located at the northwest corner of State Highway No. 9 and McGee Drive.  The final plat consists of 4.44 acres and two lots.  There is an existing building on Lot 1 and a proposed office building on Lot 2.  The owner has provided a cross access and cross parking agreement.  Lot 2 does not have and would not be permitted to have its own access to McGee Drive.  In addition, the size of Lot 2 may need additional parking outside of its boundary.  The only changes in this final plat is a triangle area located in the western portion of Lot 1 that was never platted and there are slight boundary changes due to the right of way for State Highway 9.  Currently the unplatted area to the west contains a parking lot and there are no proposed changes in this area.  The owners have elected to have all of the property under their ownership to be platted.  The City Development Committee, at its meeting on April 2, 2020, reviewed and approved the site plan and final plat for Hipoint Office Complex, a Replat of Block 5, Smoking Oak No. 1 and recommended the site plan and final plat be submitted to City Council.

 

DISCUSSION:  The public improvements are existing except for a sanitary sewer main that is currently under construction to serve Lot 2.

 

RECOMMENDATIONBased upon the above information, staff recommends acceptance of the public dedications, approval of the site plan and final plat and the filing of the final plat.
