CONSIDERATION OF A NORMAN RURAL CERTIFICATE OF SURVEY COS-1617-3 FOR KIMBERS ACRES AND ACCEPTANCE OF EASEMENT E-2617-29. (GENERALLY LOCATED AT THE NORTHWEST CORNER OF INDIAN HILLS ROAD AND 81ST AVENUE N.E. (7915 EAST INDIAN HILLS ROAD).

BACKGROUNDThis item is Norman Rural Certificate of Survey COS-1617-3 for Kimbers Acres, generally located at the northwest corner of Indian Hills Road and 81st Avenue (private road).

 

Norman Rural Certificate of Survey COS-1617-3 for Kimbers Acres was approved by Planning Commission at its meeting of February 9, 2017. 

 

DISCUSSION:  There are a total of 3 lots encompassing 39.54 acres in this certificate of survey.  Tract 1 consists of 10.02 acres, Tract 2 consists of 19.52 acres and Tract 3 consists of 10.00 acres.

 

This certificate of survey, if approved, will allow one single family structure on each tract. There is an existing house on Tract 2 with existing sanitary sewer system and water well on the property.  Private individual sanitary sewer systems and water wells will be installed in accordance with the Oklahoma Department of Environmental Quality (ODEQ) standards for the remaining lots.  Fire protection will be provided by the City of Norman pumper/tanker trucks.

 

An easement has been provided for Indian Hills Road.

 

RECOMMENDATIONBased upon the above information, staff recommends approval of Norman Rural Certificate of Survey COS-1617-3 for Kimbers Acres and acceptance of Easement E-1617-29.
