CONSIDERATION OF A FINAL PLAT FOR SOUTH LAKE ADDITION, SECTION 12, AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED ON THE EAST SIDE OF CLASSEN BOULEVARD/U.S. HIGHWAY 77 SOUTH OF RENAISSANCE DRIVE).
ACTION NEEDED: Motion to approve or reject the final plat for South Lake Addition, Section 12; and, if approved, accept the public dedications contained within the plat, authorize the Mayor to sign the final plat and subdivision and maintenance bonds subject to the City Development Committee’s acceptance of all required public improvements and receipt of traffic impact fees in the amount of $107,191.73, and direct the filing of the final plat.

BACKGROUND: This item is a final plat for South Lake Addition, Section 12, and is generally located east of Classen Boulevard (US Highway No. 77) and south of Renaissance Drive.
City Council, at its meeting of September 11, 1984, adopted Ordinance No. O-8485-9 placing a portion of this property in C-1, Local Commercial District, with permissive use for an Automobile Service Station, and removing it from C-1, Local Commercial District. City Council, at its meeting of May 22, 2007, adopted Ordinance No. O-0506-25 placing a portion of this property in C-1, Local Commercial District and removing it from O-1, Office-Institution District. The developer has proposed commercial businesses, possibly including banks, retail and neighborhood services.
City Council, at its meeting of May 22, 2007, approved the preliminary plat for South Lake Addition, Section 11. It should be noted the preliminary plat expired in May 2012. With Planning Commission’s approval of the final plat on July 14, 2011, the developer has contracted for the installation of the required water improvements and those improvements are currently under construction. The remaining improvements to be constructed are sidewalks along Classen Boulevard and Renaissance Drive.
