BACKGROUND:  This item is a final plat for University North Park Addition, Section XIII, a Planned Unit Development, and is generally located 665 feet east of 24th Avenue N.W. and on the south side of Conference Drive.  This property consists of 2.88 acres and one (1) commercial lot zoned as a Planned Unit Development.  The final site development plan indicates a four-story Residence Inn Hotel with 100 rooms and 120 parking stalls will be constructed on this lot.
 
The Development Committee, at its meeting of November 25, 2013, supports the final plat for University North Park Addition, Section XIII, a Planned Unit Development and recommended the final site development plan and final plat be submitted to City Council for approval.
 
DISCUSSION:  Construction plans have been reviewed for the required public improvements for this property.  The public improvements consist of street paving, drainage, sidewalk, sanitary sewer and water.  Storm water runoff will be conveyed to an existing off plat detention pond located east of the property within the airport.
 
RECOMMENDATION:  Based upon the above information, staff recommends approval of the final site development plan and final plat and the filing of the filing plat subject to the City Development Committee's acceptance of required public improvements and authorize the Mayor to sign the final plat, and maintenance bonds.
