CONSIDERATION OF A FINAL PLAT FOR EAST RIDGE PLACE ADDITION, SECTION 1, WITH A FINAL SITE DEVELOPMENT PLAN FOR LOT 2, BLOCK 1, A PLANNED UNIT DEVELOPMENT, AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED EAST OF 24TH AVENUE S.E. AND SOUTH OF EAST LINDSEY STREET)

BACKGROUND: This item is a final plat for East Ridge Place Addition, Section 1, a Planned Unit Development for Lot 2, Block 1 and is generally located east of 24th Avenue S.E. and south of East Lindsey Street.
City Council, at its meeting of April 12, 1983 adopted Ordinance No. O-8283-75, placing this property in the C-1, Local Commercial District, and removing it from A-2, Rural Agricultural District. City Council, at its meeting of January 13, 2015 adopted Ordinance No. O-1415-22, placing a portion of this property in the Planned Unit Development District (PUD) and removing it from C-1, Local Commercial District. Also, City Council approved the preliminary plat for East Ridge Place Addition, a Planned Unit Development, for a portion of the property. The City Development Committee, at its meeting of July 2, 2015 reviewed the final plat, final site development plan and program of improvements for East Ridge Place Addition, Section 1, a Planned Unit Development for Lot 2, Block 1 and recommended that the final plat be submitted to City Council for consideration.
The final plat consists of 4.28 acres and two (2) lots. The applicant indicates that Lot 2 will contain a mini-storage facility with office. Lot 1 will be a professional office.
DISCUSSION: Staff has reviewed the required construction plans for public improvements. Public improvements for this property consist of water improvements with fire hydrants and a privately maintained detention facility.
