CONSIDERATION OF A FINAL PLAT FOR HATCHER ADDITION AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN.  (GENERALLY LOCATED AT THE NORTHEAST CORNER OF 24TH AVENUE S.W. AND BROOKS STREET)

BACKGROUNDThis item is a final plat for Hatcher Addition, which is located at the northeast corner of the intersection of 24th Avenue S.W. and Brooks Street.  This final plat consists of 1.97 acres with two lots, consisting of an auto parts supply and future retail shop.  City Council, at its meeting of January 12, 2016, adopted Ordinance O-1516-20 placing this property in the C-2, General Commercial District and removing it from RM-6, Medium Apartment District.  Also, at its same meeting of January 12, 2016, City Council approved the preliminary plat for Hatcher Addition.  The City Development Committee, at its meeting on August 28, 2017, reviewed and approved the program of public improvements, site plan and final plat for Hatcher Addition and submitted it to City Council for consideration.

 

DISCUSSION:  The public improvements required of this plat consist of water main with fire hydrant and a sanitary sewer main.  Stormwater will be conveyed to a proposed privately maintained detention facility within the property.

 

RECOMMENDATIONBased upon the above information, staff recommends acceptance of the public dedications, approval of the final plat and the filing of the final plat, subject to completion of public improvements or bonding.  The City Development Committee will ensure completion of all required public improvements or bonds and will recommend that the Mayor sign the final plat and bonds.
