BACKGROUND:  This item is Norman Rural Certificate of Survey No. COS-1213-3 generally located on the north side of Alameda Drive approximately one-third mile east of 72nd Avenue N.E.   The property is currently zoned A-2, rural agricultural zoning district.
 
This application is a companion action to the Dollar General Alameda Plat. This Certificate of Survey will rectify the new parcel boundaries.
 
DISCUSSION:  This property will consist of 16.77 acres and one lot.  Planning Commission, at its meeting of November 8, 2012, recommended approval of the Certificate of Survey No. COS-1213-3, Rockin' Rose Farm.
 
Private water and sanitary sewer systems are existing in accordance with the Oklahoma Department of Environmental Quality standards.  Fire protection will be provided by the City of Norman pumper/tanker trunks.
 
Right-of-way for Alameda Drive is existing.  
 
RECOMMENDATION:  Based upon the above information, staff recommends approval of Norman Rural Certificate of Survey No. COS-1213-3, Rockin' Rose Farm.
