CONSIDERATION OF NORMAN RURAL CERTIFICATE OF SURVEY COS-1516-1 FOR JAMES ACRES AND ACCEPTANCE OF EASEMENT E-1516-19. (GENERALLY LOCATED ONE-HALF MILE EAST OF 36TH AVENUE N.E. ON THE NORTH SIDE OF EAST ROCK CREEK ROAD)

BACKGROUNDThis item is Norman Rural Certificate of Survey COS-1516-1, James Acres, generally located one-half mile east of 36th Avenue N.E. on the north side of East Rock Creek Road.  The property is located in the A-2, Rural Agricultural District.  Since this certificate of survey was considered by Planning Commission, one of the owners no longer wants to participate in the certificate of survey.  As a result the surveyor has redrawn the certificate of survey to reflect only a single tract.  The adjacent owners will need to submit their own certificate of survey in the future prior to requesting any building permits.

 

DISCUSSION:  This certificate of survey consists of 1 tract with 13.22 acres.  If approved, this certificate of survey will allow the construction of one single family home on the tract.  Planning Commission, at its meeting of August 13, 2015, approved Certificate of Survey COS-1516-1, James Acres.

 

Private water and sanitary sewer systems will be installed on the tract in accordance with the Oklahoma Department of Environmental Quality standards. 

 

Fire protection will be provided by the City of Norman pumper/tanker trucks.

 

Easement E-1516-19 is a roadway, drainage and utility easement in connection with East Rock Creek Road. The required easement is included with the certificate of survey documentation. 

 

RECOMMENDATION Based upon the above information, staff recommends approval of Norman Rural Certificate of Survey COS-1516-1, James Acres, and Easement E-1516-19.
