CONSIDERATION OF A FINAL PLAT FOR CLASSEN MEDICAL COMPLEX ADDITION AND ACCEPTANCE OF PUBLIC DEDICATIONS CONTAINED THEREIN. (GENERALLY LOCATED ON THE WEST SIDE OF CLASSEN BOULEVARD SOUTH OF IMHOFF ROAD)

BACKGROUND:  This item is a final plat for Classen Medical Complex Addition, and is generally located on the west side of Classen Boulevard and south of Imhoff Road.  This property consists of 1.69 acres and one (1) proposed lot, to be developed as a professional office.  Moose Lodge Chapter 1799 operates out of the building located on the adjacent parcel north of this plat.
 
City Council, at its meeting of May 6, 1969 adopted Ordinance No. 2160 placing this property in C-2, General Commercial District.  City Council, at its meeting of April 26, 2011, approved the request to waive alley requirements and approved the preliminary plat for Moose Lodge Chapter 1799 Addition.
The Development Committee, at its meeting of December 8, 2014, recommended the final plat for Classen Medical Complex Addition be submitted to City Council for consideration.
 
DISCUSSION:  Construction plans have been reviewed for the required public improvements for this property.  The public improvements consist of a water main serving a fire hydrant. A cross access easement between the three lots (the medical facility to the south, this property and the Moose Lodge facility to the north) will be filed of record with the final plat. This will provide access for all the lots to have access to the traffic signal located at the intersection of Classen Boulevard and Imhoff Road.
 
RECOMMENDATION:  The final plat is consistent with the preliminary plat. Based on the above information, Staff recommends acceptance of the public improvements, approval of the final plat and filing of the final plat subject to completion of the public improvements or bonding.
 
The City Development Committee will ensure completion of all required public improvements or bonds and will recommend that the Mayor sign the final plat and bonds.
