BACKGROUND:  This item is a final plat for Tecumseh Project Addition and is generally located one-half mile west of 36th Avenue N.W. on the south side of Tecumseh Road.  This property consists of 5.53 acres and 4 business, medical or professional office lots.
 
City Council, at its meeting of October 25, 2011, amended Ordinance No. O-9798-24, allowing business, medical and professional offices within the Planned Unit Development and approved a preliminary plat for the Tecumseh Project Addition, a Planned Unit Development.  Planning Commission, on April 12, 2012 approved the final plat for Tecumseh Project Addition, a Planned Unit Development.
 
DISCUSSION:  Public improvements consist of water mains with fire hydrants, drainage, and sidewalk improvements. Public improvements are near completion.
 
STAFF RECOMMENDATION:  The final plat is consistent with the preliminary plat.  Based upon the above information, staff recommends approval of the final plat, acceptance of the public dedication contained therein and authorized the Mayor to sign the final plat and required bonds for Tecumseh Project Addition, a Planned Unit Development, subject to completion and the City Development Committee's acceptance of the public improvements and bonds.
