BACKGROUND:  This item is a final plat for University North Park Corporate Center Addition, Section 1, a Planned Unit Development, and is located east of 24th Avenue N.W. and north of Rock Creek Road.
 
Planning Commission, at its meeting of October 11, 2012, approved the final plat for University North Park Corporate Center Addition, Section 1, a Planned Unit Development.  The property contains 30 acres and seven (7) commercial lots.
 
City Council approved this identical final plat on June 8, 2010, but it expired earlier this year in accordance with the City's Subdivision Regulations because the developer failed to install the necessary public improvements within two years.
 
DISCUSSION:  Construction plans have been approved for the required public improvements for this property.  The public improvements consist of paving, drainage, sanitary sewer, water and sidewalks.
 
RECOMMENDATION: Based upon the above information, Staff recommends approval of the final plat and the filing of the final plat subject to the City Development Committee's acceptance of required public improvements and authorize the Mayor to sign the final plat and bonds.
