CONSIDERATION OF A FINAL PLAT FOR ONCUE #138 ADDITION. A REPLAT OF LOT 24 (LOT LINE ADJUSTMENT #559). GENERALLY LOCATED AT THE NORTHWEST CORNER OF THE INTERSECTION OF 24TH AVENUE S.W. AND WEST LINDSEY STREET.

BACKGROUNDThis item is a final plat for ONCUE #138 Addition, (a Replat of Lot 24 (Lot Line Adjustment #559), Lot 25 and Lot 26, Block 1, Energy Square Addition) and a part of the SE ¼ of Section 35, T9N, R3W of the IM and is located at the northwest corner of the intersection of 24th Avenue S.W. and West Lindsey Street.

 

City Council, at its meeting of October 13, 1964 adopted Ordinance No. 1710 amending the legal description and placing this property in C-2, General Commercial District and removing it from A-2, Rural Agricultural District.  In addition, City Council, at its meeting of March 24, 2020, approved the preliminary plat for ONCUE #138 Addition, (a Replat of Lot 24 (Lot Line Adjustment #559), Lot 25 and Lot 26, Block 1, Energy Square Addition) and a part of the SE ¼ of Section 35, T9N, R3W of the IM.  The Norman Development Committee, at its meeting of August 27, 2020, approved the program of public improvements, site plan and final plat for ONCUE #138 Addition, (a Replat of Lot 24 (Lot Line Adjustment #559), Lot 25 and Lot 26, Block 1, Energy Square Addition) and a part of the SE ¼ of Section 35, T9N, R3W of the IM recommended that the site plan and final plat be submitted to City Council for consideration.  In addition, the Norman Development Committee accepted Subdivision Bond No. B-2021-43 and Certificate of Deposit No. 92001622 securing public improvements and approving concurrent construction.

 

The final plat consists of 2.3 acres and one (1) commercial lot.

 

DISCUSSION: Staff has reviewed the required construction plans for public improvements.  Public improvements for this property consist of relocating a fire hydrant, street paving improvements and sidewalks.  A privately maintained underground detention facility will be installed within the lot.

 

STAFF RECOMMENDATION: The final plat is consistent with the preliminary plat.  Based upon the above information, staff recommends approval of the final plat, acceptance of the public dedications contained therein and authorization of the Mayor to sign the final plat.
